TERMS AND CONDITIONS OF RENTING A PROPERTY FROM DPM

Dornoch Property Management (DPM) act as agents for the owners of properties featured. The renting contract is between the renter and the property owner.

A deposit of 20 percent of the total rent due is payable within 7 days of indicating that you want to rent a property, this is a non returnable deposit.

The balance of the rent is due not less than 6 weeks prior to the commencement date of the rental period.

Any booking made within 8 weeks of the rental commencement date must be made in full within 7 days.

If the renter cancels the booking BEFORE the balance is due no further payment will be required, however if a cancellation is made between 6 and 2 weeks prior to the commencement of the rental period the renter will agree to pay a total of 50 percent of the total rental cost. If a cancellation is made within 2 weeks of the commencement of the rental period the renter will agree to pay 100 percent of the rental cost.

Any cancellations must be made in writing.

Arrival and Departure

Entry to all properties is from 16.00hrs on the arrival day, and vacated before 10.00hrs on the departure day

All properties are cleaned between lets, it is a condition of rental that you leave the property and its contents clean and tidy, an extra charge will be made if the property is left in an unacceptable condition.

Any damage caused by the renter must be reported to either the owner or the agent (DPM) before departure and pay for any repairs or replacements that have to be made.

The number of people staying at the property must not exceed the number stated on the DPM Website.

Pets

Unless specified on the DPM Website, no pets are allowed at the properties.

Complaints

It is important to the property owner and to DPM that renters enjoy their stay and every effort is made to ensure this. However, in the unlikely event of dissatisfaction with the property, the renter should contact the owner or agent (DPM) so that any problem can be rectified.
